Renting a First Apartment Out of State: A Comprehensive Guide

Renting an Apartment Out of State: A Comprehensive Guide

As a Realtor/Property Manager in Hawaii, we frequently assist people in renting apartments from out of state. Here’s a comprehensive guide to help you navigate the process, ensuring a smooth and safe experience.

How Does a Person Rent Their First Apartment Out of State?

First, a word of caution: be very careful of scammers. Generally, my out of state leads come from large national websites. Once I engage with an interested party, I share as much information as possible and highlight the downsides of the property. Video walk-throughs are the most popular, and overall professionalism on my part seems to work very well. So far, every tenant I've placed has not only been happy but grateful I would work with them. Most have stayed in the properties for multiple years since there were no surprises.

How to Spot a Scam

The person will be focused on money instead of the property. This is a dead giveaway. Be cautious of any lead that doesn’t prioritize the property details.

Digital Signatures and Communication

In today’s digital age, digital signatures for the lease and lots of phone or FaceTime communication are standard. If it's a place in the city you want or need to be in, you have to take what you can get. You can always find another place once you're there. It happens every day.

From a Property Manager's Perspective

A property manager would never rent to someone out of state unless they come in person to view the apartment. There are too many reasons why someone might suddenly change their mind, such as being nosy, too small, or for other reasons. As a property manager, I don't want to deal with a tenant who has signed a lease and then doesn’t want to be there.

If you find an apartment you think you'll like, get pictures but plan on going to visit to be sure you'll be okay with it for at least a year.

Online Searching and Property Managers

Look online at the apartments you like. Call the property management and they will send you the paperwork, or you can do it online! Property managers need to be vetted. Check each PM on BBB and Yelp. The better property managers have references.

Seeking Help

You can also check out my gig on Fiverr. I can help you get an apartment easily and also arrange for a visit in your own available time. All you have to provide is your price budget, location, and other details. Search for “apt_hunting” on Google or Fiverr for more information. Let’s discuss your new apartment. Cheers!

Conclusion

Renting an apartment out of state can be a daunting process, but with the right approach and precautions, it can be a smooth and rewarding experience. Remember to watch out for scammers, be cautious of money-focused leads, and take the time to visit the property in person. With the right property manager to assist you, you can find the perfect place to call home.
